Storage and Outside Furniture: No storage of any kind is allowed outside of your vehicle. A limited amount of leisure furniture is allowed on-site based on management discretion.

Parking: Vehicles must be parked on your site with a maximum of two vehicles. Additional parking is available for a fee.

Maximum Vehicle and Person Occupancy: Only one camping unit per site. Up to eight adults allowed per site.

Boat Parking: Boats are not permitted behind the security gate for security purposes. We do offer overnight parking for a fee. Guests may also park at the marina. Please make boat parking arrangements before your stay.

Garbage and Disposal of Liquid: Burning garbage is NOT permitted. Please dispose of cigarette butts properly. Tennessee state law prohibits the draining of any type of liquid into the ground.

Campfires and Surrounding Trees: Small campfires are allowed as long as they fit in the campfire ring on your site. Firewood may not be brought into the facility due to Army Corps of Engineers regulation. Please do not cut, carve, or deface trees in any way.

Children: Parents are responsible for the behavior and welfare of their children. Parents must supervise children using campground facilities at all times.

Prohibited Items: The use of Motorbikes, ATVs, Firearms, BB Guns, Airsoft, Paintball, or Fireworks are prohibited.

Alcohol Consumption: Tennessee state law requires alcoholic beverages must be consumed within the confines of your campsite.

Pets (Pets are welcome as long as you comply with the following regulations):

  • Nonaggressive.
  • Leashed at all times.
  • Never left unattended at campsite.
  • Owner’s disposal of pet waste.
  • Owner assumes responsibility for pet’s actions.

Objectionable Behavior: The use of profanity of any kind is prohibited on property. Management reserves the right to discharge any person(s), without refund, for failure to abide by the rules or for objectionable behavior.

Refunds Due to Cancellations, Weather, and Early Departure: We will issue a full refund if notice of cancellation is received two weeks before date of arrival (four weeks for any holidays). We will NOT issue a refund in the event of cancellation for early departure, weather, or without adequate notice, which is listed in the preceding sentence.

10-Year Policy: All RVs over 10 years old require picture verification prior to staying with us. Please consult with us before you book to prevent any potential inconvenience.

Liability: Management assumes no responsibility for accidents, injuries, or losses incurred, for any cause, by guests or visitors.

Speed Limit: 10 mph speed limit is required throughout the entire resort property.

Marina Rules and Regulations

  1. Owners shall operate their boats, including jet skis, wet bikes and similar vessels, in a manner that will not create any wake in the Marina area. Owners shall be responsible for any damage caused to docks, other boats, or any other property as a result of any wake created by owners, their guests, or friends.
  1. Owners shall ensure that any outside contractors performing work to their vessel on marina property has been approved by the marina and marina management has been provided with a suitable certificate of insurance prior to work commencing.
  1. Owner shall control and be responsible for the conduct and demeanor of its guests and invitees in and around the Marina and shall take all steps necessary to remove any person whom the Company may, in its sole discretion, deem objectionable.
  1. There will be no commercial activity of any kind conducted by Owner in, from, or around the Marina without written consent of Company.
  1. Due to the potential for electrical shock, swimming is prohibited within 100 yards of the Marina.
  1. The disposal into the water of garbage, sewage, oil, fuel, or any other waste material is not permitted. The same holds true on land as well as the premises of the Marina. No personal garbage or personal garbage cans are permitted on any docks or fingers. However, there are garbage receptacles on shore for your convenience. No oil shall be disposed of in the receptacles on land.
  1. Gas, charcoal, or wood fire grill are not to be used on docks or boats while docked in slips. Owner is responsible for keeping all walkways around boat clear of cooking grills, debris, trash, boats, water hoses or any other item that would hinder free access or walking on the dock. No steps are allowed on the dock except those approved by the Company. Storage lockers are not allowed on docks or fingers.
  1. Owner should be aware of the danger of the use of electricity around the Marina and should take all possible precautions to avoid any potentially dangerous situation. Alteration of any outlet, circuit breaker or electric wiring cannot be performed without prior written consent of the Marina.
  1. Noise shall always be kept to a minimum. Owners shall use discretion when starting and running engines or using radios, and TV, tape players and other amplified equipment so as to not disturb others. The entertainment is for your pleasure only, not that of your neighbor and fellow boatman. Loud partying or any loud noises will not be permitted after 10.00 p.m. EST. Monday- Thursday and after 11.00 p.m. EST Fri- Sun.
  1. Pets are permitted only if they are controlled and do not disturb other boaters. Owners will also comply with the local leash laws.
  1. ‘For Sale’ signs on boats in the Marina are not permitted. For security reasons, boats for sale should be shown on an appointment basis only with the Company’s prior knowledge of a showing. Prospective buyers or any visitors are not permitted on the dock unless accompanied by owner.
  1. Sale of Owner’s boat does not release the Owner from slip License Agreement.
  1. Neither guests nor any non-owners will be permitted on the docks in the absence of the owner. Children under the age of 18 years are not permitted on the docks after 5pm EST. Children under 12 years must always be accompanied by an adult. It is advisable that non-swimmers and toddlers wear life jackets when on boat docks or boats.
  1. Company will not be held responsible for fire, theft, high or low water levels, storm damage, or sinking of any craft for any reason. Owner has the absolute continuing duty to inspect its boat for hazardous materials, combustibles, adequate engine compartment ventilation, and all other dangerous conditions. Any condition aboard any boat which, in the sole discretion of the Company, constitutes a fire hazard or danger to safety shall be corrected immediately by owner. All drain plugs shall always be secure. Owner shall remove all personal items from the boat while the boat is in storage. Company is not responsible for any personal items left in boats, on the dock or in the Marina.
  1. There will be no disorderly conduct, vulgar language, or obscene action. Company will not permit any public drunkenness, the use, selling or possession of drugs. This includes Owners, friends, or guests. Company has the right to terminate the License Agreement for any violation outlined in “Rules and Regulations” which Owner has acknowledged.
  1. No boat is to be anchored in the Marina waters except in berth. Owner is to fasten boat in berth to avoid damage to dock or other property. Owner is to make no alteration to dock or berthing space without written permission of Marina.
  1. Owner must comply with all Florida laws, regulations, and ordinances governing operating or berthing of boat. Boat must be maintained in safe, seaworthy, clean, and sanitary condition with no accumulation of materials detrimental to safety or public health. Storing of property on docks is not allowed except for short period of loading and unloading boat without permission of Company.
  1. There will be no permanent living on any boat in the Marina without prior written consent from the property.
  1. Parking is allowed in designated parking spaces only; all vehicles not is designated spaces are subject to tow at Owner’s expense.

Rental Policies

  1. Capacity of pontoons is ten (10) people – no exceptions!!!
  2. Every person 12 years and younger is required to wear a Coast Guard approved life jacket – State Law
  3. Everyone must remain seated inside the boat when the engine is running – do not ride on the front deck. State Law
  4. No wake – idle speed only – all the way out of the marina.
  5. Turn engine off when people are in the water.
  6. No towing of personal watercraft with any boat.
  7. Boat must be returned to the fuel dock by 4:00pm – do not operate boat after dark.
  8. Boat must be filled (to the top) with gas before turning in – if not, you will be charged for gas plus a $150.00 service charge.
  9. All trash must be removed before turning in – a $50.00 clean up fee will be charged for excessive clean up.
  10. You will be charged for any lost/damaged equipment, including propellers, subject to the terms of the damage waiver.
  11. Do not drink and drive!!!! – It is illegal to operate a boat while under the influence of alcohol or drugs. State Law
  12. All boats on your right (starboard) side have the right of way. Be courteous and always watch out for other boats.
  13. In the case of high winds or lightning, return to the dock or go in a cove until the weather clears.
  14. Any violation of any of the above and foregoing requirements shall constitute a breach of this agreement and lessor is entitled to immediate possession of the rented vessel and lessee forfeits the remainder of any time allotted on the rented vessel and the security deposit thereon. This condition is without exception.
  15. Navigation of power boats is confined to inland and intercoastal waterways, extending from Coon Key to Naples Bay, Florida, and renter agrees to operate the vessel only within such waterways.
  16. Boats must be returned by the specified hour – overtime rates of $100.00 per hour (or any part thereof) shall commence at the specified time of return.
